These are the terms and conditions of business of
Coed y Bryn Bed and Breakfast


If you are a consumer we sell all accommodation and extras to you (the guest) subject to these terms and conditions.
A contract is formed between you and us when we accept your reservation for your room and extras (if applicable). No booking shall be binding on us until we take a 25% deposit from the debit / credit card that you have supplied us with the details of.

You cannot transfer or resell your booking to another person without our authority. If you transfer or resell (or attempt to transfer or resell) then we will terminate your booking and retain any money paid to us for such booking. You may make a booking on behalf of someone else. However, you are responsible for ensuring that any customer in your booking complies with these terms and conditions as if that customer had made the booking themselves.

Room rates are available on our website (subject to seasonal fluctuations) or what is advised by telephone or email. You must ensure that the name on a booking is correct at the time of the booking.

We reserve the right to charge to your card any extras and / or damages and / or additional cleaning costs that become liable due to any infringements of these terms and conditions.

We sell various rooms at various times to other booking agencies such as bookings.com and laterooms.com. Booking via these websites prevents the ability to view and agree to our full terms and conditions of business prior to making a booking. Our policy is to send a booking confirmation email to all guests who book in advance and a click link to these terms and conditions is provided within said email. In addition, we provide a copy of these terms and conditions to our guests upon arrival at the property (Subject to guest's request).
Should a guest (booker) not agree to our terms and conditions of business they may cancel the reservation without charge. This is especially so, with regards to our conditions relevant to PETS (below).

BOOKINGS / RESERVATIONS
We accept reservations using a valid credit or debit card. A deposit of 25% of the total booking price will be payable at the time of making the reservation. In the case of a cancellation or any amendments to the original contract the reservation fee is non refundable. We reserve the right to
pre authorise cards.

CANCELLATION POLICY
Cancellations must be made before 10am 7 days before the date of arrival, where a cancellation is made outside the above terms or in case of a 'no show' you will be charged the full booking fee.

NO SHOW POLICY
A 'no show' (as stated in the
CANCELLATION POLICY above) is defined as being a potential guest who fails to turn up for the reservation or a potential guest that fails to turn up prior to our last check in time (also our closing time). Should a guest be classed as a 'no show' the entire booking fee is payable in full and the remainder of the reservation will be cancelled.

ACCOUNT BALANCE
We will use the same card details supplied for the reservation for payment of the account balance unless otherwise agreed with the person making the booking. The balance of the complete reservation will be payable on completion of check in. Any extras incurred will be payable on check out.

CARD SECURITY
We maintain your card details on file from the moment that a reservation is made until the final balance is settled in full. Upon completion of settlement the card details maintained on file will be destroyed by shredding and later burning. We fully comply with all aspects of the data protection Act and are PCI and DSS compliant.

CHECK IN / CHECK OUT
Check-in time is from 4pm (16.00 hrs) to 7pm (19.00 hrs) on the day of arrival.
Check-out time is before 10am on the day of departure.

Express check out is available. There are no additional charges for this service.

OCCUPANCY:-

Double Rooms:
2 adults

Twin Rooms:
2 adults

We do not permit people under the age of 16 to stay alone in our rooms.

PETS:-
a) Pets must not at any time, be left alone in the room.
b) Only the number of pets agreed to on the booking confirmation, are allowed.
c) Pets must not under any circumstances be allowed on any soft furnishings or beds.
d) Pets must have their own beds / bedding.
e) Pets must not cause any annoyance to other guests and occupants of adjoining properties or the general public.
f) Owners MUST NEVER allow pets to foul rooms, hallways or exterior areas. In the event of an accident occurring, failure to clean up after pets will be very heavily surcharged.
g) Pets MUST be kept on a lead at all times whilst in / on the property.

Dog fouling and any associated costs for full sanitary cleaning of affected areas, will be chargeable to the guest’s account at a rate of £50 per hour with a minimum charge of 1 hour. In addition, any damage that cannot be cleaned and will have to be replaced will be chargeable. In addition, we will levy a charge for rooms out of commission and will also include a fee of 10% (of the final bill) for our administration expenses.
We will terminate the hire without notice and without refund in case of a breach of any of these condition.

SMOKING:-
You must not smoke in the premises or interfere with our fire detection systems.
The costs incurred if you smoke in our facility:- We will include costs for specialist cleaning, repair or replacement of damage by you to our property plus the cost of the room for any period it is unusable. We will also include a fee of 10% (On the final bill) for our administration expenses.
We will terminate the hire without notice and without refund in case of a breach of any of these condition.

ALCOHOL and BANNED DRUGS:-
Should guests be found to be heavily intoxicated or considered to be under the influence of any banned drugs or substances whilst on the premises they will be asked to vacate the premises with immediate effect.
We will terminate the hire without notice and without refund in case of a breach of any of these condition.

DAMAGES TO OUR PROPERTY:-
If you cause damage to any part of the premises including but not limited to:- Fixtures, fittings, bedding, carpets, towelling, flooring or furniture etc. we will recover the full cost of reinstatement as follows:-
Any damages up to £2,000:- We will immediately charge the amount to the debit / credit card supplied for the reservation and account settlement.
Any damages over £2,000:- The first £2,000 will be immediately charged to the debit / credit card supplied for the reservation and account settlement. For any additional amount (over the first £2,000) we will instruct a third party to contact you after your stay to recover the extra costs.

ROOMS OUT OF COMMISSION DUE TO DAMAGE:-
Should any damages occur to our property we will levy the full daily rate for rooms out of commission whilst the damages are fully rectified and the rooms recommissioned for occupancy. We will also include a fee of 10% (of the final bill) for our administration expenses. Naturally, should rooms be out of commission we will take all necessary steps to ensure that the damages are rectified as quickly as is reasonably possible. In addition, we will utilise contractors at an hourly rate that is commensurate with the locality and the requirement to execute the necessary works in as short a time frame as is reasonably possible.

GENERAL
Statutory Rights:-
We have tried to ensure that any rights that you as a guest have that are implied by law into a contract of this type (statutory rights) are not excluded or limited in anyway. If any of these terms conflict with a statutory right or the law changes and your statutory rights change, then the statutory rights will prevail over these terms.

EVENTS BEYOND OUR REASONABLE CONTROL:-
We shall not be in breach of these terms, nor liable for any failure to perform any of our obligations in relation to your booking (such as the provision of room (s) and/or other products and/or services and / or extras) due to any adverse event, act, omission or accident which happens which is beyond our reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, interruption or fire (except by way of our default) or failure of (except by way of our default) electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.

OUR LIABILITY:-
We shall not be liable for any losses that were not caused by any breach of contract or statutory duty or negligence on the part of us and we shall not be liable for any losses that were not reasonably foreseeable to both parties when the contract was formed.
Nothing in these terms shall exclude or limit our liability for fraud or death or personal injury caused by our negligence or any other matter which it would be illegal for us to (or attempt to) exclude or limit.

THIRD PARTY RIGHTS:-
A party which is not a party to our Contract shall have no right to enforce any term under the Contracts (Rights of Third Parties) Act 1999.

LAW:-
These terms are governed by the laws of England and Wales.
Changes to Terms: We reserve the right to change these terms from time to time. The terms applicable to your booking are those in force on the date of booking.

CAR PARKING:-
Car parking is available on the driveway at the front of the premises. (Subject to availability). We do not accept any liability for loss or damage whilst vehicles are parked on the property.
